Booking

A 50% deposit of the rental fee is required at the time of booking. The remaining balance, along with a $1,500 security deposit, will be charged to the payment method used at booking 24 hours prior to arrival. The security deposit will be refunded within 5 business days after the stay if no damage occurs. A pre-authorization of the credit card is required for any potential charges. A housekeeping fee is included in the total rental fee for property preparation but does not cover daily housekeeping.

Cancellation

For cancellations made 15 days or more before check-in, 50% of the initial payment will be refunded. Cancellations made less than 15 days prior to check-in result in no refund of the initial payment. A 4% processing/bank fee will be applied to all refund amounts except the deposit of $1,500.

Rental Rules & Policies

Occupancy and Property Use: Occupancy limits are set based on the number of beds in the units as listed on the website. Unauthorized activities such as vandalism, illegal conduct, or endangering others can lead to immediate termination of the agreement without a refund. Smoking indoors and pets are prohibited; violations result in eviction and forfeiture of the security deposit and licence fee.

Care and Responsibility: The occupant must treat the property and furnishings with care. Damages beyond normal wear will result in deductions from the security deposit. Guests must adhere to the designated parking rules and may not park on the grass without prior written consent.

Event Restrictions: The renter is responsible for obtaining necessary permits for events, including liquor licenses, and for the behaviour of their guests. Third-party vendor details must be provided at least 20 business days before the event.

Terms and Conditions

Indemnity and Liability: The occupant assumes all risk related to recreational activities and holds the owner harmless from claims related to property use. The company is not liable for injuries, losses, or damages incurred during the rental period, even due to unforeseen events.

Repairs and Maintenance: The property comes furnished, and the owner is not liable for providing additional items. Occupants must report any maintenance issues promptly. The owner is not responsible for rate adjustments or refunds due to equipment failures.

Force Majeure: The company is not responsible for cancellations or interruptions due to events beyond its control, such as natural disasters or pandemics.
Compliance with Policies: By booking, occupants agree to adhere to all policies, local laws, and guidelines. Non-compliance may result in additional charges, termination of the agreement, or legal action.

Updates to Policies: The policy may be updated for compliance or operational reasons, with changes communicated via the website or email. Continued use of services after updates indicates acceptance of the new terms.

House Rules

Check-out must be completed by 11:00 AM, and all check-out procedures, such as returning furniture and disposing of trash, must be followed. Guests use property amenities at their own risk.

Smoking is strictly prohibited inside the property. Outdoor smoking is allowed only in designated areas, and all cigarette butts must be disposed of safely.
